If you need to check all liens, mortgages, judgments, tax status on the property from last property purchase to current date, as well as, copy of the vesting deed - Current Owner search is what you need. Current Owner Title Search is ideal for foreclosure auctions, pre-tax auctions, short sales, tax sales, tax certificate purchases, non performing note transactions, by-owner transactions, refinance, checking for clear title. You will receive a Title Report on all outstanding mortgages, liens and judgments recorded against the property and current owner(s).

Full Search

Full Title Search is a great option for REO, bank owned properties, foreclosure auctions and title reports where it is important to receive all copies pertaining to the Title including copies for any outstanding liens (only those filled in county records/circuit court), mortgages, assignments, deeds (going back two out of family transactions), judgments, tax status recorded against the property, current and prior owners.

30-Year Title Search

(in some states its 40-year state statute requirement) is a requirement for Title Insurance, Purchases, Title Opinions and evidence for Marketable Title. If you are planning to use the Title Search for Title Insurance or Purchase, 30-year search must be ordered.
